Auction Details & Timing
Auction Date: Official date to be announced in late August 2025
Bidding Opens: September 22, 2025
Auction Format: Closed bidding via a secure Howard Hughes microsite.
Price Ranges: Approximately $2.9M – $7.5M.
All offers must exceed the established base price. Buyers will submit their highest and best bid, with ties resolved through final re-submission.
Lot Availability & Participation
Multiple homesites available in the September release.
Buyers may bid on up to two lots but may only purchase one.
Proof of funds equal to the bid amount required at submission.
Purchase Terms, Deposits & Closings
Deposit: 10% of the purchase price within 24 hours of bid acceptance.
Escrow: Exclusively managed by First American Title.
Closing: 30 days for cash buyers, 45 days for financed buyers.
Buyers may cancel by midnight on the 5th calendar day after signing the purchase agreement.
Design & Development Guidelines
To preserve the vision of Astra at La Madre Peaks, Howard Hughes has established thoughtful design and build requirements:
Design submission within 2 years of close of escrow
Foundation poured within 3 years
Construction completed within 5 years
Buyers may select licensed Nevada architects and builders, subject to review by the Howard Hughes Design Review Committee
